Building Process

Step One

Consultation

Meet with Valley Construction. This preliminary meeting allows the client to ask questions, learn more about the build process, and ultimately decide if we are the correct fit for you.

Step two

Financing

Meet with mortgage lender or personal banker to determine buying power. A qualification letter will be required before design process begins.

Step Three

Design Planning

Meet with one of our design partners. Discuss scope of build; style of home (traditional, contemporary, colonial, craftsman), layout (two-story, ranch, or split level), discuss floor plan wish list, establish a time-frame.

Step Four

Start the Design Process

Start design process by signing drafting agreement and providing a $2,500 non-refundable deposit.

Step Five

Subcontractors Hired

Once drawings have been finalized, the client will sign off on the drawings and the builder will begin the biding process with subcontractors. Bids are sought from qualified subcontractors for all necessary trades.

Step Six

Prebuild Estimate

Begin bid process. Valley Construction is committed to providing accurate prebuild estimate. Allowances are included in your prebuild estimate to account for potential unknown or risks associated with each custom build. We pride ourselves on providing this accurate prebuild estimate for our clients.

Step Seven

Signing & Deposit

Establish contract price, collect earnest deposit minus drafting fee (can vary from 3-10% of purchase price depending on lender and builder risk), sign real estate purchase agreement for the contract price, and commence construction.

Step Eight

Construction Commences

Valley Construction then provides a construction schedule (average build can vary between 6-9 months).
